Do You Need Planning Permission for a Shed? UK Rules
When a garden shed or summer house needs planning permission in the UK, explained simply: height limits, distance from boundaries, garden coverage and special cases.
Rules
Do I need planning permission?
Usually not. Most garden buildings count as permitted development — as long as they stay within a few simple limits.
In England, garden buildings like sheds and summer houses are normally allowed under “permitted development” rights, so you don't need to apply for planning permission. Wales has very similar rules; Scotland and Northern Ireland have their own versions with slightly different limits. Here are the main rules in England.
You normally don't need permission if the building…
- ✓Is single storey, with eaves no higher than 2.5m
- ✓Has an overall height of no more than 4m with a dual-pitched (apex) roof, or 3m for any other roof
- ✓Is no more than 2.5m high overall if it's within 2m of a boundary
- ✓Is not in front of the main front wall of the house
- ✓Together with other outbuildings and extensions, covers no more than half the garden
- ✓Is used for something incidental to the house — storage, a hobby room, a home gym — not as a separate home
Special cases
Rules are tighter if your home is a listed building, or in a conservation area, National Park, Area of Outstanding Natural Beauty or World Heritage Site. Flats and maisonettes don't have permitted development rights at all. If any of these apply, or you rent your home, check with your council or landlord before you order.
Building regulations
Small garden buildings under 15 square metres floor area, with no sleeping accommodation, generally don't need building regulations approval. Larger buildings may, depending on how close they are to the boundary and what they're built from.
Still not sure?
Your council's planning team can tell you, and many offer a lawful development certificate if you want written confirmation. The government's Planning Portal also has an interactive guide to outbuildings.
Planning questions
Is a pent shed easier to fit under the rules?
Often, yes. A pent roof stays lower overall, which makes it easier to keep under 2.5m when the building sits near a fence.
Does a summer house count the same as a shed?
Yes — both are outbuildings. What matters is size, position and use, not what you call it.
Choosing between apex and pent?
Roof shape makes a big difference to height near a boundary.
